From 10th September 2007 it became mandatory for sellers of properties
with three
bedrooms or more to have commissioned a Home Information Pack
before the marketing
of their property commences. All homes maarketed for sale from 14th December
2007 in
England and Wales will need a Home Information Pack.
This pack, known as a HIP, has been introduced by the Government to significantly
reduce the
number of sales that fall through by providing key information
to a potential buyer at the
beginning of the process. The contents of the
HIP include the following documents, a
Local Search, Title Documents,
an Energy Performance Certificate and may also include a
Home Condition
Report, to name only a few.
The cost of the HIP will depend on whether it contains an Energy Performance
Certificate or a
Home Condition Report. Prices are currently to
start from £299.00 plus VAT for an
average property.
